AC water leaks are one of the most common — and most damaging — AC problems in Dubai apartments. A single blocked condensate drain can dump 20–30 litres of water per day onto your ceiling, walls, and flooring. Cause 1: Blocked Condensate Drain Line (Most Common)

Your AC's indoor coil condenses humidity from the air — in Dubai's climate, a single split AC can produce 5–10 litres of condensate water per day. This water runs into a drain pan under the coil, then out through a PVC or copper drain line to the building's drainage system. Over time, the drain line clogs with a mix of dust, mould, and biofilm slime. When that happens, water backs up into the drain pan and overflows onto your floor.

This is by far the most common cause of AC water leaks in Dubai apartments — probably 70% of the leak calls we attend. The fix is straightforward: we blow out the drain line with compressed nitrogen, treat the drain pan with anti-fungal tablets, and verify flow with a water test. The whole job takes 30–45 minutes.

Why Dubai apartments are especially prone

Dubai's high humidity means more condensate. Dubai's dust means more particulate in the drain pan to feed slime growth. And many Dubai apartments have long horizontal drain runs (especially in high-rise buildings where the indoor unit is far from the building's drain stack), which clog faster than short vertical runs.

Cause 2: Cracked or Rusted Drain Pan

The drain pan sits directly under the evaporator coil. In older AC units (8+ years), the pan can crack from thermal cycling, rust through (on cheap galvanised steel pans), or warp from accumulated debris. A cracked pan leaks water directly onto your floor regardless of whether the drain line is clear.

Cause 3: Frozen Evaporator Coil Melting Rapidly

When your evaporator coil freezes (covered in detail in our AC not cooling article), the ice acts as a dam for condensate. When the AC switches off — or when the ice finally melts — all that water comes down at once, overwhelming the drain pan and overflowing onto your floor. If you've ever woken up to a puddle under your AC after a 'normal' night, a frozen coil melting in the morning is a likely culprit.

The fix isn't the drain — it's the cause of the freezing. Most commonly: low refrigerant from a slow leak, or restricted airflow from a clogged filter. Both require a technician, but the diagnostic is the same as for 'AC not cooling'.

Cause 4: Indoor Unit Not Level

The indoor unit must be mounted perfectly level — or with a tiny tilt toward the drain side — for the drain pan to function. If the unit was installed slightly off-level, or has shifted over time (common in Dubai apartments where wall-mounted units are sometimes installed without proper anchoring), water pools at the wrong end of the pan and overflows.

This is a installation quality issue, and unfortunately we see it a lot — particularly in apartments where the original AC was installed by the cheapest contractor the developer could find. Cause 5: Disconnected or Damaged Drain Hose

The flexible hose that connects the indoor unit's drain pan to the rigid drain line can crack, kink, or come loose — especially if the unit has been knocked during cleaning or furniture moving. This is the easiest cause to spot: water will be dripping from a specific point on the hose, often visible if you remove the indoor unit's front cover.
